Each of the 128 buildings has its publicly advertised rent range for each unit type and any concession it's advertising to new tenants. Both come from the property's own listings.
Buildings are re-checked in batches, not continuously. The most recent batch was on October 18, 2026 and covered 12 of 128 buildings. Every building page shows its own verification date.
The figures were confirmed against the listing on that date. Rents and concessions can change after it.
A concession is what a building offers to get a new lease signed, like a free month or a percentage off. Effective rent is the midpoint of the listed range, less the concession:
effective = (listed min + listed max) / 2 x (1 - concession)
A 1 bedroom listed at $2,000 to $2,400 with 12.5% off has a midpoint of $2,200 and an effective rent of $1,925. Neighborhood figures average each building's effective rent.
A concession confirmed within 30 days is applied as listed. From 31 to 60 days it's still applied, with the date it was last confirmed shown next to it. After 60 days it isn't applied, listed rent is used instead, and the old concession is noted with its date.
Labels are comparisons produced by a formula, not judgments about a property. On building pages, a building's effective rent is compared with its neighborhood's average listed rent: 10% or more below is "Great deal", within 10% either way is "Fair price", and more than 10% above is "Above market".
A rent check or renewal check compares the number you enter with the neighborhood's average effective rent for a new lease. Within 3% either way is "In line with the market". Beyond that it's "Below market" or "Above market".
Renter reports are what people say they pay. They're anonymous: a report stores the neighborhood, bedroom count, rent and, if given, the building. They're never blended into listed or effective rents, and they're always shown separately.
Use "Report an error" at the bottom of any building or neighborhood page. Say which figure is wrong and, if you know it, the correct one. An email address is optional and only used to reply. We check the figure against the building's listing and aim to correct it or reply within 7 days. A corrected figure gets a new verification date.
